Who it’s for

Built for investors who already have a deal to evaluate

Compare purchase assumptions before you make an offer.

A good fit if you…

  • Are a real estate investor who already has a property and numbers to evaluate
  • Want to compare more than one strategy on the same property before you make an offer
  • Are tired of jumping between separate calculator files
  • Will read a short guide and check your own inputs

Not the right fit if you need…

  • Someone to find deals for you. The Analyzer does not source deals.
  • Someone to review your deal, or coaching or legal advice
  • A replacement for your own due diligence
  • A shared Google Sheets template

Why use it

One place to run the numbers before making an offer

Six strategy calculators and supporting tools in one workbook, so you can stop jumping between separate files.

  • Estimate what matters for the strategy

Estimate cash needed, cash flow or an offer ceiling in the relevant calculator.

  • Stress-test the deal

Change the price, financing, repairs or expenses to see how a tougher deal would look.

  • Know what to double-check

The guide explains each worksheet, how to avoid double-counting expenses and which assumptions need checking.

What’s inside

The worksheets in the workbook

Each calculator has its own inputs. Having them together does not mean they all update automatically.

  • Rental AnalysisRental income, financing, operating metrics and long-term projections.
  • BRRRR and BRRRR DetailsCompare cash, conventional and hard-money-to-refinance scenarios and trace the calculations.
  • Seller Finance CalculatorAcquisition cash, loan payments, cash flow and balloon considerations.
  • Subject-To CalculatorExisting-loan acquisition and additional-financing assumptions.
  • Novation CalculatorA modeled novation offer ceiling and a separate wholesale comparison.
  • Wholesale CalculatorAs-is and ARV approaches, an editable pricing scale and comparable-sale inputs.
  • RepairsFive alternative square-footage estimates with editable rates. Choose the one that fits your scope and carry it into the relevant calculator by hand.
  • IRR & NPVSeparate cash-flow examples, not automatically linked to the selected deal.
  • Start and Deal SummaryWorksheet navigation and a summary of the selected calculator.
Fictional cost example: purchase $75,000, repairs $30,000, closing costs $2,000; calculated total cost $107,000. The purchase allocation shows land $22,500 and building $52,500.

Be clear before you buy

What’s not included

Not part of this product

  • Coaching, deal review or legal advice
  • Deal sourcing. The Analyzer does not find deals.
  • A shared Google Sheets file or template
  • An itemized trade-by-trade repair budget or an automatic contingency

What the workbook won’t do

  • Verify property values, loan terms, repair scope or whether a closing is feasible
  • Guarantee a deal, a profit or financing
  • Link every worksheet automatically. Most calculators have their own inputs, Repairs is carried over by hand, and IRR and NPV use separate inputs.

Avoid buying it twice

  • Own or planning to buy the Rental Purchase and Ownership Toolkit? It already includes the Deal Analyzer, so don’t buy both.
  • Already own the Analyzer? Don’t add it again with Acquisitions Scripts, Dispositions Scripts or the Bundle. Use the copy you already have.
  • The free Wholesale Offer Calculator in Free Resources is a separate, simpler free tool. It is not the paid Ultimate Real Estate Deal Analyzer.

Questions

FAQ

What do I get?
An editable Excel XLSX workbook and an eight-page PDF Quick Start Guide. No shared Google Sheets file and no access to anyone else’s Google account are included.
Are all the worksheets connected?
No. Most calculators have their own inputs. Repairs is carried over by hand, and IRR and NPV use separate inputs. Read the Quick Start Guide before using the results.
Does this include coaching or a review of my deal?
No. This is a spreadsheet toolkit and guide. It does not include coaching, legal advice or a review of your property.
Can I use it in Google Sheets?
It is an Excel XLSX file, not a Google Sheets edition. You can upload it to your own Google Drive and open it in Google Sheets, but some features, such as navigation, validation, protection and print layout, may not carry over. Check how it behaves in the app you use before you rely on the results. The workbook has not been tested in Microsoft Excel. If you import it into Google Sheets, check navigation, input validation, formula protection and print layout, as these features do not fully carry over.
Will it tell me whether a deal is good?
No. It runs the numbers you enter. It does not verify property values, loan terms, repair scope or closing feasibility, and it does not guarantee a profit. Examples in the guide are fictional.
I’m buying Acquisitions Scripts, Dispositions Scripts or the Bundle. Can I add the Analyzer?
Yes. You can add the Analyzer at checkout for $30: $127 total with Acquisitions Scripts or Dispositions Scripts, or $177 total with the Acquisitions & Dispositions Scripts Bundle. If you already own the Analyzer, don’t buy it again.
Is it included in the Rental Purchase and Ownership Toolkit?
Yes. The Rental Purchase and Ownership Toolkit includes the Deal Analyzer, so you don’t need to buy it separately.
Is this the same as the free Wholesale Offer Calculator?
No. The free Wholesale Offer Calculator in Free Resources is a separate, simpler free tool. The Ultimate Real Estate Deal Analyzer is the paid six-strategy workbook described on this page.
How may I use these files?
You may use and customize these files within your own business and team. You may not resell or distribute the Analyzer itself or its blank templates.
What is the refund policy?
Because these are instant digital downloads, all sales are final.
